A clear agreement sets the rent, payment dates, deposit and repair responsibilities, and reduces disputes. The Landlord and Tenant Act, 2022 sets out what agreements should cover.
Receipts protect both you and your tenant. Record mobile money transaction IDs and bank references against each payment.
Record each deposit, keep it separate from rent income, and document any deductions with photos and invoices when the tenant leaves.
Log each repair request, who fixed it, and what it cost. This helps you budget and shows tenants that you take maintenance seriously.
